hello,I am new to the forum but have been listening to BiggerPockets for awhile now, and have been having a hard time figuring out a successful route on developing a multifamily project on a property my family owns. the last couple of years there were develops that purchased three properties in our back yard and they are looking to develop a pretty good size multifamily units and now my parents are worried about privacy when that happens.

If you are looking at a hard money loan, most will only care about the equity in the deal, and your experience in the last 36 months If you are looking for conventional, full doc financing, they won't care about your experience, but will look into your personal income, credit and assets. 

Especially the appraiser issues, appraisers really don't like to move the needle that much on what the last appraiser did unless you have done major renovation which causes the property to not appraise and kill the deal.

Hazard insurance loss payee is in same name, bank account as well. 

There was a post last week by @Andrew Steffens where he said that insurance rates have dropped quite a bit in the last year.

San Diego had ~25% appreciation in the last year.
