I prefer to be a little more conservative when running that 60 or 70 number...and do more like 55 or 65 and sometime even 50 if it a small property.This method holds true is most of the USA and most parks.

IRR sensitivity tables around rents and exit cap rates show that many B and C class properties can absorb a fairly substantial compression of rents and cap rates and still remain profitable.Under that stressed scenario, what's interesting is that the passive investors on deals with preferred returns appear to do fine but the sponsors will not be making much money.

I would prefer to wait until the tenant has notified me they have moved out and returned the keys, and/or I can see all the furniture has been taken out of the property.Why not just call and ask her?
