Any type of trust, including a DST will pass the depreciation to the investors (trustees), whether or not they utilize cost seg, is something you will have to inquire about on an individual basis.

All depends on your goals and objectives and what you consider the definition of better to be. 

I have never given cash for keys or helped a tenant move and don't plan on starting now, but I am trying to remain objective here.
