This wasn’t an issue for us for this home because it will be kept in the family for years and hopefully generations to come - so we thought why not depreciate now! 

I ended up making a conventional offer and hoping to bring sub-to up again once in contract and see if maybe they're more willing to engage or consider.

We are currently looking for some work campers for the RV park as it's a value add and needs a full rehab so hoping to get some more help.
