I know the typical investor mentality is buy as much as you can  with other peoples money, and that used to be my perspective. ...but now the decisions I've made couldn't have turned out any better.

The good: This property is owned by an elderly woman who is in the hospital; her two daughters manage it, but they live out of town.

Iam happily married with one beautiful daughter who is 3 y/o.

Nobody home but 14 year old daughter but owner goes in and does replacement.

Her daughter says she is going to get legal counseling because she seemed to be getting the runaround.

My name is Jack, I am 35, married, and a father to a 3 year old son and a 1 year old daughter. 

We have a daughter who will be starting college in a few years.

Renting to your son and daughter in law probably wasn't the wisest choice but you'll likely eat next months rent as I'm sure she won't pay and ruining your relationship with your son over a months rent probably isn't worth it. 

Based on my study, I think this is a pretty good property as my vacation rental property and for my family vacation with two daughters 8 & 4 years old.
