Hello All, this is my 1st time posting on Bigger Pockets although I read many, many, many posts… I’ve been looking for ways to get started or create cash flow until I make my 1st rental purchase and realized I’ve been sitting on a gold mine.

Without going into a lot of detail, I'm looking to sell my primary residence.

The private money is within the family- We haven't sat down and talked numbers yet (still waiting on more details of the deal) but it wouldn't be exorbitant.  

I'm looking to learn real estate to help people who need my services, create a passive income and live a life with more freedom.

It is your job to identify problems and create solutions so the fact that other people have mailed to a potential client should not detour you from doing so. 

I plan on going out to the property this weekend for a more detailed inspection.  

Carlos, Always remember that PICTURES and financial details is what sells RE specially when requesting info and help from others in the real estate business!

So I asked my realtor friend to approach the seller's agent and ask if they would share the details of the transaction because I suspected that there was something going on that I could learn from.

Noe,Do you have any experience or information on the due-on-sale clause and creating a land trust?

I'm fairly new to BP and am in the process of creating a plan to improve my cash flow.
