I'm anxious to see how well the planned redevelopment of land near the medical center into small houses will do. 

I would recommend focusing in the B class communities so I would recommend having some boots on the ground.

These are the C areas and worse, working class, tenants who will never be able to own property, etc.Those areas can have the best returns because the demand is consistent but they have a stigma as "tough" areas (for good reason!)

Steel seems to be the most common choice for class C rental remodels.

You just show up to the online class.

This is next-level strategy that you will not find working with bank LO's or call center LO's with the big online lenders. 

Plus new huge data center being built a block away. 1950's home moved to its location, where most houses nearby are slab 3-2-2s. 3-1 with an additional 2-1 350 sq ft attic conversion.

You are looking at a minimum of $250k for a Class A property in Tarrant or Dallas county. 

The units needed  quite a bit of work, class C- or some might say D.
