You might have to upgrade your disconnect to accomodate but after that your could meter your heating bill away which might be a decent amount up in Maine. 

@Joshua Mellor It is in Laurel, MT (right outside Billings, MT). 3 bed, 1 ba, 940 sq ft. 

The garage is now considered non-residential and the electric bill costs more than the house electric bill.

It's just paying a bill like any other. 

This ensures that when the bill comes, the funds are there.

Another incident I had a tenant wanting me to pay her water bill after it was not repaired for two months.

We have some that provide installment billing so it spreads the costs out.

Check lottery and bill payment for sales and Any delinquent balances and if the same named entity matches for lottery licensing and business licensing for Liqour throughout the full period of ownership. 

Only difference is they finished the basement and we won't, but from what I've read, a finished basement will only impact the ARV by 10% max on average.We also don't want to go too crazy with the changes b/c we don't want an astronomical renovation bill.
