Well, as a licensed Realtor®/Broker and Investor myself, I can assure you, nothing is further from the truth!  

Truthfully as far as the market is concerned I'm not too familiar with Cabot specifically. 

The truth is to get started sometimes you have to just make things work and it's not pretty, but the two points I bring up are thing to definitely keep in mind while getting started.

The truth is, I probably didn't need everything I purchased, but did it anyway.I probably only needed to get my LLC name cleared/approved with my filing state and a basic Operating Agreement.

Not entirely truthful.  

But truth is that we have always operated in good faith with each other and a simple "handshake agreement" would work for us. 

But here is the truth of the situation, if you have a good deal it will sell.
