LLC Operating Agreement

I've done a handful of personal flips in the past and am wanting to form an LLC with some previous business partners to flip homes in the Bay Area. Looking for opinions on the best way to get an operating agreement in place. I'm wondering if it's needed to get a good, affordable real estate attorney in the beginning to draft an agreement that is tailored to how we plan to work together or is using a template good enough?
