I have been thinking that student housing may be a great strategy to get into since it appears to combine the high cash flow advantages of multi (renting out bedrooms at higher rates) with benefit of SFH - one hot water heater/kitchen etc.

Just seem all the ones I have looked at so far are either other wholesalers trying to sell of their contracts, or properties that appear to be in such horrible condition that I find it hard to believe any investor would be interested in it.
