I'm an active agent/investor and can actually run the entire project, purchase, and sale.

I'm the agent representing both sides.

So if you are creating your own platform, you may have to go through some hurdles to make sure it complies with all FINRA regulations.They most likely will also require an escrow agent to distribute funds.

The listing agent may advertise it as a potential straight forward flip but you're the one making the deal and need to see if there are other opportunities.
