Looking to invest in Cincinnati, Cleveland or Raleigh/Durham

Hello Bigger Pockets Community!

My name is Ginnie and I’m new here and so glad to be here! This is such a great resource for beginners like me! The webinars and books are the best!

I am currently a teacher and I live in OR and want to be more involved in Rental real-estate. I own a single-family home that I inherited in 2020 and have been successfully managing on my own and I rent a room in my home on AirB&B. I am also building an ADU at my residence to rent in the future but I want to start to build a portfolio of small multi-family properties.

I have been reading (more than a dozen books) and attending workshops since September 2023 and am ready to invest! I’ve read many of the books here on bigger pockets (really appreciate Brandon Turner’s books in particular) and continue to read more. Following the advice of several of the books I have done some basic investigating in different markets out of state, as landlord laws are not very friendly in OR and houses are more costly than other areas I’ve looked at.

The markets I’m considering are Cleveland, OH; Cincinnati, OH and Raleigh/Durham, NC. I’m wondering if anyone here has experience in any of these markets, has any advice for me or can recommend agents or property managers in any of these markets? I want to find a really good property manager since I will be out of state.

I would like to buy two properties in the same market to start. I will purchase one with cash and a loan and the other will be purchased likely with all cash within my IRA.

I look forward to getting to know people here and learning more!
