Standard Charter Bank is getting into storage and transactions, PayPal is offering crypto purchases and are seeing higher than expected demand and are rushing to rollout the global offering.

Materials namely wood has doubled and some items have tripled in cost in the past 150 days.Then your permitted contractors @ plumbers, electricians, HVAC/Furnace , are out 4-8 weeks and their bids are about 150 % higher because they are so busy.Unless you have a storage shed full of material and your contracting business allows you to do the high end permitted work,  I would be very careful.I suggest building 6-8 units on the same lot and have 2/1 rents of $1300 or sale as needed for $169,000. 

By that I mean if your bedroom is in the basement I would be more concerned than if it's laundry and storage.

Great markets for 20-100 unit multifamily properties and 300+ unit self storage which is what I focus on.

It seems that this doesn't stop people from renting them IF they are within close proximity of GB/PF/SVR.

Sell the furnishings or place them in storage.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Anyone found any best practices on sourcing leads for privately-owned self storage?  

I’ve been investing here for the past few years and have built a little over a dozen new construction single family homes and acquired a Self Storage building so am very familiar with the dynamics/management/renter quality ect and have been very pleased.
