If you are going to do that and it is not the local custom, your units will appear to be much higher priced and will not attract as many applicants. 

Their customer service doesn't seem to really be extremely helpful as they just send you to 1,000 forum posts.

I vetted Turnkey companies until I found a couple that met my expectations and are getting great reviews from their customers.

In my opinion, this should be a customer service they provide for good will. 

@Nancy LuccaContractors with good reviews have a lot of customers, and aren't super motivated to come out and give estimates, free or paid. 

Each company has their own custom endorsement so you need to find out what perils (causes of loss) are covered and if there are any limitations or exclusions.Some of the Insurance companies are Utica Mutual, National General, Ohio Mutual, Narragansett Bay, and Vermont Mutual.You can get lists of their agents from their websites.

To recap however, the vetting process would have to address each of those 40+ tasks while under management and even more while for lease --- so really, you can certainly turn away a PM when they do a task differently than you would like but eventually you're just going to run out of PM's to vet and at some point you have to realize that your property is ONE property within a system of management and instead focus on overall customer satisfaction and end results that a PM delivers.

Customer support through Auction.com states that sellers rarely contact buyers who utilize the 'Make An Offer' option -- but that doesn't make sense to me.
