There’s so much on the MLS’s other data collection sites that you’ll be allowed to use too.The caveat is, that you need to educate yourself on how to use the various software platforms and that takes time and commitment.

You get a degree of protection from that in case the market turns, but you miss out on working deeply inside of the RE industry to spot opportunities as soon as they appear.Regarding mentorship, I would set up chats with people in the RE industry, but don't make them too formal because people are short and time are wary of committing to a mentorship.

Some may say to explain to them that you have costs associated with their rental that need to be paid- but I don’t subscribe to that.As a federal employee I am very sympathetic to what your tenant is going through- but again- sounds like he is testing the waters.I would also add that I do not accept partial payment and if you do decide to give them a break I would have them, and the other tenant, execute a formal commitment for the money owed, for what and why so that you can go after them more easily when they decide to take their windfall back pay and upgrade their living arrangements.
