Much like on the west coast we have banks that will do lot and build combo then roll into a perm.If these big players offer that product and then the Turn key guys really don't start keeping all the properties instead of selling them off.. then I would say your spot on..But at the end of the day... their business is to make fix and flip profits Not cash flow. regardless of what the OP said about wishing he could keep them. they need the big hits to create enough income to afford to be in the Cash flow business..

The Sellers met with a nationwide brokerage firm last week and they are thinking about listing the properties with them in about 3 weeks but are open to entertain any offers I can bring them before signing an exclusive agreement with this large brokerage firm.For those who know Davis Island, these Properties have great potential for a Condo Conversion Project or Luxury Apartments.Davis Island in one of the most Upscale Communities in Tampa, Former MLB player Derek Jeter owns a home in here.Just an FYI, I already presented an offer for $3.1mil and they rejected it as the Large Brokerage Firm advised them they can sell it for over $3.5mil.Any Investors out there interested in investing in Upscale Communities?
