What to do with cash while looking for deals

Hi BP,

I was hoping to get some fiance advice from you. I had to sell some of my investments stocks, Rentals, ... because of the high volatility in 2017. Now I have ~$250,000 seating in the bank waiting until I find the next deal. I'm looking for an apartment complex in GA (North or all around Atlanta).  Because how the market is right now it may take 9 months to a year before I can find a deal that works.  what do you do with your Money while waiting for the next deal?

1) Invest it with a Bank and get 5% and then get a line of credit for the same amount in case need the money right away for a deal?

2) Lending club

3)..... any other ideas will be appreciated

Do you have a mortgage with a balance that high? If so, I'd put it all towards the mortgage. In my area, appreciation is at 13% over the last few years, that's a great return, much better than you'd get most anywhere else with a secured asset. As soon as you pay off the mortgage, open a HELOC and you will have that cash available to you whenever you want it and you don't have to pay a penny in interest until you use it.
