I've worked quite a bit around the Asheville market for STR investors and I can say that, from an investor perspective, the entire area is full of opportunity across a wide array of investment strategies.

Using a mortgage broker is a really great way to access a wide range of lending sources. 

Jacksonville is the biggest city (area wise) nation wide.  

Right now you are leaving yourself wide open to litigation.
