i dont know, i probably wouldn't may more then a few hundred bucks ....and then would likely end up kicking myself for paying anything. that is ridiculous to pay a major percentage because someone has "access" to unique contractors.

For example, I just sold a 3/2 in FL on 4 acres in 8 days for nearly full asking price because it was unique for the area.

Could you convert the property to something else and still make the numbers work (probably not because the build out is very unique).  

Atlanta is a unique market to me because of the influx of people from all over the world, the busiest airport in the country, and the new markets being creating on a monthly basis.
