Studying under successful rehabber... Possibility???

Hi!

I'm relocating to San Antonio in May and I plan to rehab properties to flip and/or rent out. I've been obsessed with real estate for the better part of 16 years and I've always known that this was what truly excited me in life. Not even the money part per se, but simply the act of fixing something broken and benefiting from it, I guess.

I have the unique opportunity to invest in my first couple of properties outright and make a pure profit. However, I don't feel confident enough yet, I don't want to break even or take a loss even though I can afford to. 

I stay at home with my kids currently but I really want to work once we move. I want to be a part of the rehabbing process as my full-time job. My question is, could I work with a successful rehabber in SA on my first project? Could I offer up my labor for free in order to learn what to do... start to finish? Would they even be willing to teach me? Or would I need to approach it from a partnership standpoint, investing in some percentage the property myself and dividing the profit at the end of the project? And how could I do this safely without being taken for a ride or ripped off? How do I know who's scamming and who's legit?

A lot of questions I know, forgive me. But I'm moving to SA for my husband's work and family, and recently I've discovered there's tons of hype in this area because of those crooks on that Flip This House show. I would never get caught up in that kind of gimmicky seminar crap, I'm smarter than that - wouldn't spend a dime on it. I believe in learning by DOING. I just want to find a reliable, seasoned professional/company that knows the ropes in SA and would be willing to take on a rookie for at least one deal.

Where do I begin??
