Mathew it is my understanding that you can not to HELOC on any house that is not your current residence in the State of Texas.

(Yes I understand you can flip/wholesale/yadda a house and make a great return, but what I am referring to here is the infusion of passive money... solo 401k/IRA, investment dollars for yearly cash flows, etc.)3. 

But my understanding is if you establish a LLC in another state than where the property is you do have to register a "foreign LLC" in the state where the property resides.

I understand the upside in real estate and I also understand the treadmill of my corporate job which will not achieve what I need in the time I need it.

i am trying to find out more about the property i understand that i dont have the experience although i am very motivated to succeed and i will do my  very best to do so and with some help from my fellow BP member's like yourself giving me your input opens my eyes to a different level. 

My understanding is that the cost of the insurance will depend on the flood zone rating.
