HELOC - Investment property in SC (reside in TX)

Good morning BP. I'm interested in locating a bank to provide a HELOC on an investment property with ~130-140k of equity. I starting scouring the internet and bigger institutions and it seems the lenders doing HELOCs on investment properties has dwindled. I reside in New Braunfels, Texas. The investment property is in Mount Pleasant, SC (Charleston area). And recommendations / advice. I believe overall the HELOC would be much cheaper than a cash-out refinance, especially given the current 3.25 30yr VA note I have, to get access to that equity. I'm all ears for any other options/products. Thanks in advance.

@Matthew Carducci I've also heard that Suntrurst has good HELOS products. I've heard that First Citizens has good products, as well as SC Federal Credit Union. I've always heard that the best banks for HELOCS are usually the banks you use for every day banking if they do provide real estate LOCs.
