Specifically, they will be looking for capital for a down payment and operating expenses and reserves, capability to obtain financing in an amount sufficient to close the deal.  

You will need to find specific custodians.

@Justin Young, There is no specific debt level that works for or against a 1031 exchange.  

And my thought process is if I ever got a contract on a property that I couldn't wholesale it would always fit my criteria for a buy/rent/refi.

I think this is less of a concern in Tempe specifically for investors because many of the condo complexes are investor heavy here.

I am investing in few properties in US ( Michigan to be specific), but also looking at other states as well.

I assume this amount is fine for a nonrefundable amount and done by them but I would still like to find out the amount so I know.Also do you have them sign something specific stating the fee is nonrefundable.
