Buying a Fixer-Upper Condo in Tempe, AZ

Hey Guys,

I am looking at a condo around 130,000 in Tempe, AZ. I know Condos tend to be a little more susceptible to market trends, but if I am just looking for a good rental,  are they a safe bet? Right now my number show a 200$ cash flow.
