I noticed that your expenses besides the mortgage seem to be quite low.

I think we are in a position to risk some of what we have earned to try and build wealth.  

I'm not in a position to come up with 20% down so likely couldn't get them anyway.

If the number is positive, and there are a number of them in a congested area, you found a micro-market for that "exit". 

Being negative right off the bat is not my idea of an investment, especially here in Texas where it is not to hard to find a positive cash flow situation.  

Google is all positive.

Hey everyone-- I'm currently negotiating on a new owner-financed 1st position, re-performing note in Alabama, single family home valued at 24k.

No police report.A side note is I discovered these tenants had 3 unauthorized dogs in the house a few weeks ago and served them notice of lease violation.  

I'm glad I did what I did because it has put me in a position of building my business as a Realtor with my service business to pay the bills in the transition and beginning my investing later this year having watched the market for 8+ years and at least kept my net worth positive with my house appreciation, if not as large a number as it could have been.     

I would like to grow a portfolio of properties over the next 5 years with cash on cash return as a focus, cash flow positive properties, and value add properties (fixer uppers).
