Not an attorney but it's my understanding a notice of lien must be filed prior but why not just pay it and get the issue resolved 

If you are in Chicago or Cook county you need 120 days notice

Give them a short, professional notice and move on.Second, I don't think a specific form is required in Massachusetts.

I recommend you send notice earlier than required and by multiple avenues to verify receipt.

Is there any investor here purchased through BUCKS COUNTY SHREIFF SALE, it's my first time attneded this auction, after done title research on property at prothonotary office found that sheriff office didn't serve all lienholders in Notice.
