One idea would be to focus on networking, if it is a good deal and you can present it to someone with more experience, you could pick up a partner on the deal and together you may be able to obtain financing.

The experience you gained is three times the value of the profit margin, actually with the end result you obtained, it's actually priceless!!!

You also need to know foreclosure laws and how to obtain the property in the event of default and the costs involved.

There may be legitimate paperwork that the property owner needs to sign... or he may be trying to get you to obtain a homeowner permit which may or may not be legal depending on your state laws.

That could hamper any future goals of obtaining a RE license to practice in the state.
