Unless they are damaged I would leave the countertops as is.I would get some new hardware for the cabinets.I would tile the backsplash.If you are adding a new dishwasher and fridge, I would go stainless or black and get a new stove to match.

Even though all of the decking isn't crumbling, as soon as we remove the ones that are, the new decking won't match.

Yea I wasn't looking for numbers to match my location, but was just curious on how other locations price out..

If you want to get someones attention use the @ symbol and start to write their name it should pop up.When you like what someone writes give them a vote to show you agree or appreciate what they took the time to write

(You can just use some stripper if you have the time)  I would also suggest adding some contrasting hardware if you can, maybe something that matches the range you have there.Again, just my opinion.Cheers,Josh

I think it is a good deal as long as all properties can be assigned a value and the cash flow for that property matches makes sense.

We also always provide matching black appliances.
