Waterfront rental

Hey all..

Ive been doing my due diligence with a potential investment property that we are getting ready to bid on and just wanted to hear from the BP community. So here's the scoop...

It's a waterfront property that we are looking to become our first rental. We know about all the insurance (including flood) and ran it through the BP rental calculator to see if it makes any sense. We have also looked at comps in the area, but I wanted to get you alls input.

So here's my question... In your area, how much more do people charge for rent for waterfront properties? For instance... If the same property was just on the waterfront, would you charge $100 more? $200?
