If you close on the property and then discover the roof is leaking, the main sewer line is nothing but tree roots, really any major expense, that can easily put a borrower in a position where they do not have enough actual cash to solve the problem, so the property loses value due to deferred maintenance, or the borrower digs themselves into more debt, making it even harder to get another loan to cash me out of the equation at that upper 20% of equity.

There is required insurance if you are in a designated flood zone, such as coastal, river lowlands, etc; and then there is coverage for sewer backups, burst pipes, roof leaks/damage causing interior water damage, etc.

Here in Georgia, I've seen a number of vacant properties that had good bones but were derelict so long the roof starts leaking and once that happens, their life is short.

Do not underestimate word of mouth advertising, maybe even make a story out of it and record her testimonial and situation, then 'leak' it to a local media outlet (with her permission of course!)
