Another possibility is closing now then doing a second mortgage or refinance with a Homestyle loan after we own it.What I would love is to get an estimate by giving a GC a list of work that needs done along with pics and a sketch of the layout, sight unseen, because chances of getting in the house again are slim.

I'm a buy and hold investor as well, and my formula for buying condos is...Don't buy condos.Sure, purchase prices are lower and they're pretty low-maintenance rentals, but most of your creative layout and leasing options are gone with a condo, and the returns I look at in Seattle for condos are abysmal.

Total rehab was $4k. 2/1 with the main bedroom a walk through/shotgun style and very small second bedroom/office so it's not the most desirable layout but it's been rented for $595/month to the current tenant since July 2010.
