For instance I just evaluated a triplex this morning which each 2bed/1bath rents for $2150, 3x the rent, and a 700 credit score, with no pets, employed in the same industry for 24 months, limits your pool to people who you probably aren't going to have these problems for.  

Hello fellow BP'ers-Like many of you I have an interest in RE investing...and also work in the industry supporting RE Investors as the Director, Business & Investor Development with Evergreen Note Servicing.I've read many discussions and had conversations with many others about servicers, servicing and supporting the investor network.  

If you don't have a clear path to your destination, any path will lead you there.With respect to purchasing a multi-family or single family to rehab, do you know what it would take to get a good deal in the Bay?

Residential, probably a long haul, Retail is a better play, Industrial could be a home run.

Just wondering if some of this is too good to be true and if not I would love for you guys to enlighten me more of the industry.

I'm looking for any advice/ tips from anyone About what to expect and how to be successful in this industry when first starting out 

As long as I've researched, studied, drove for dollars or even made a connection that didn't quite work out, they're all learning experiences that help me reach my final destination of success. 

I don't want to do this as a hobby but turn this into my career and my aggressive mindset will surely lead me down that path however I truly feel like I will not be comfortable doing this until I know I have someone I can rely on in the industry.

I was considering obtaining a a Realtor Associate License in the very near future for a couple of reasons.  1) It would provide a good fall back into an industry that I very much want to be a part of.  2) Doing it now would allow me to meet the experience timeline to have my Broker's License prior to retirement.  

So true about the path to success in this industry and how there are so many different ways to success because of the many different focuses in the Real Estate Industry.
