Looking for a mentor

Hey everybody my name is Ethan Keams. I am a Marketing/Economics major at Arizona State University. I'm writing this because I am searching for a mentor in the area of Phoenix, AZ. I am a great speaker and networking is definitely my strong suit along with marketing. My interest at this point is wholesaling and I just have some pretty general questions. I've been into this for about two weeks and have learned a healthy amount through research I have done, but there came a point when I realized I just want to go into it and can't continue standing around. I have a lot of what I believe to be innovative marketing strategies I am already executing them, however I still have a few questions. With creating my own strategies and connecting with tons of people I already feel a passion for real estate but it is very difficult. Through my marketing campaign (which I just began a week ago) I have already received a call. The guy wanted to sell me his house, but unfortunately he wanted full market value so I just contacted a real estate agent I have been talking to and now he is working with the guy. My point in saying that is, my marketing expertise is profound in my very humble opinion, of course I just did not have the knowledge to make that work. My optimism from first hearing about it has slowly declined (heard about it from a Guru who made it sound so easy) but I have not let that stop me and just began researching more and more. I don't want to do this as a hobby but turn this into my career and my aggressive mindset will surely lead me down that path however I truly feel like I will not be comfortable doing this until I know I have someone I can rely on in the industry. I am very well prepped for this career and believe my talents paired with a great mentors knowledge will be more than beneficial for the both of us. Much appreciated, Ethan Keams

Hi Ethan, welcome to the sometimes exciting world of real estate. ;-)

I know of two kinds of Honest mentors, there is the kind that will provide tons of information such as Bigger Pockets. You can find all that you need here and it is free. 

And, then there's the kind that will take you step by step through the process, but they expect something in return. (They assume eagerness, hard work, honesty and all of those very valuable characteristics), but they also expect one party either the Mentor or the Mentee, to provide the money for the project and the other to provide the expertise. 

Otherwise, there are the TV show "Guru's" charging I'm told from $30,000 to $75,000 for lots of information but no hand holding. (Obviously, I wouldn't want you to go that route, it is unnecessary and slows your progress.) 

I don't do Wholesale (it is too hard and doesn't pay enough, for my two cents) so, I can't help you there. But, AZREIA has a lot of people who do Wholesale and they can guide you if they will.

I stick to "Subject To" and Wraps because it is less risky, faster and has a greater return. Each property costs about $25,000 to get into instead of about $125,000 to $150,000 for those doing "Fix & Flips".  Although, there are some great people to learn from doing "Fix & Flips".
