If I were you, I would think long and hard on spending a great deal of time on Class C property unless you are getting the properties at an extreme discount (and not the standard calculation I mentioned above) I see and hear of too many people (who hold jobs) who lose so much money because they do not have the systems in place to deal with the time it takes to self-manage "high maintenance" tenants/property.
