Re-purposing industrial buildings

Hi everyone, 

I'm looking for some sage advice on the re-developement of commercial/industrial buildings for the purpose of re-zoning them into multi-family apartment buildings. Sort of the loft-style living. 

I have experience flipping single-families and experience owning multi-family's but I've never taken on a job like this. Does anyone have experience that they'd be willing to share? I'm more than willing to put in the work and have already begun to find the properties, solicit feasibility studies, run rental comps and crunch numbers but I need help with this subject!
