@Evan LoaderYou definitely want a more experienced CPA when it comes to K-1's / Passive investments.I have seen issues where new accountant's will not properly carry over passive loss carryforwards.I have also seen issues where accountants will file state returns where not required. 

A good and experienced agent/investor could also help you with the next steps - attorney and a property management company ( if you are not planning on managing yourself).Good luck!

Are you experienced?

I put about 70% of the money I make from work into a savings account invested in the VOO S&P 500 Mutual Fund.I am hoping to find advice that will help me skip past mistakes made by more experienced investors when they were first starting out.

That's just a ballpark as I'm a newer agent and more focused on my recent project so I'm not super well versed with all of the MLS portal, maybe a more experienced agent could chime in there.

Maybe these are silly questions to someone much more experienced, but I would greatly appreciate any advice, metrics to look at, or links to any additional resources that people have found on how to attract and maintain a tenant long term. 

According to Airdna it has strong numbers, but I am curious to learn what people with actual boots on the ground are experiencing.

Unless you are experienced in managing construction projects you most likely end up spending more than it would of cost if you had just used a GC.

Any direction from experienced investors would be great.

Do you guys have any lawyers experienced in this in the toronto/Scarborough area that you can recommend?
