In addition to replacing all fabric items, replace plastic items too that have become discolored or have absorbed the cigarette odor, such as outlet/switch covers, smoke/CO detectors, etc.A key factor is how long the unit has been affected by the cigarette odor and to what extent.

I am pretty familiar with the mid west stuff and for D and C class you can have someone offer it to a Rube for 40k a door and end up buying it at 5k a door.. stick 25k a door into it and then sell it once you figure out its unmanageable for 20k a door... cycle rinse repeat

If you move the 4-plex over to an LLC it removes it from being drawn into any personal lawsuits against you and it also prevents any lawsuits filed against LLC affecting your personal assets.

Hi high crime areas, assuming the note is performing then the highest risk is if you ever have to foreclose and resell, the crime rate could affect value.
