I know here in southern California with the price of properties, if a person wants to do more deals than what they can personally put up the money for, and the properties are appreciating, rather than waiting several months to be able to turn the one or two deals they are in the middle of and then reinvest in another upon their sale, considering the appreciation,, etc. it may be worth it to do a joint venture.

If you have a rent issue next month, they might slit your throat in the middle of the night.

Steven, I live at one of my properties (4plex) in Richmond, just north of Berkeley, about 20 miles north/NE of San Francisco in the East Bay.

This gives you time to see how she does and puts the end in the middle of summer.

I am looking to get started in the North East suburbs, as that is near where we live, not too far from Butler. 

@Ian Hoover The duplex is in a small town about 10 minutes north east of Pittsburgh. 

A real estate agent I know has been giving me leads from properties she didn't list and the people want to get rid of the property  but I don't know if investors are looking for the areas so far she has given me such as Edna and East Chicago.

I'm guessing that this is one of those instances...P.S.Jon, I am in the middle of moving my family to Ohio (Cincinnati) and back in May I listened to your BP Podcast while driving a box truck across the country and back.
