I have long wondered if transferrring title to an LLC while keeping the loan in the borrower's name personally could open the door to a piercing the corporate veil situation.

This is why I included the map and butterfly chart to look compare counties with great rent/price with population. 2) I have done some looking and there are definitely counties with great population and rent/price.

I think they are rent capped by the government (I wonder when that runs out), so raising the rents is probably not an option, and having experience in this niche with all of it's "Red Tape" and paperwork would be helpful.

I wonder if your triplex is located in Silver Springs Shores as the Multi Fam I’m looking at is in that area.  

Greeting Experts, I will not take what is said here as legal advice ...I am looking at a mixed use property having residential units and commercial it is being offered to me on land contract, wondering if I can take equitable title, and later complete a 1031 exchange and get Legal title?

I wonder if those of us forced to get a useless buyers agent will benefit as well?

Propstream does have a nicer interface, but definitely needs user experience adjustments.

I'll be closing on a funding property for a 1031 exchange mid-January 2019 and wonder if there might be any opportunities to choose a replacement property there.
