Accuracy of List Source vs PropStream

I have been working with sellers on Fiverr who use PropStream and others who use ListSource  and I am finding wildly different lead counts from each seller for the same criteria. I have now entered this criteria myself into ListSource and I got a significantly lower lead count than any of these sellers. What is the cause of this inconsistency? Where have you found the most accurate lead sources? Without going to the court house.

I'll add a pitch for propstream, having had the sub for maybe 2 yrs. My favorite use of PS is to dig into a property's mortgage, MLS listing status, BK, divorce, liens (especially liens) and forclosure status. On a house by house basis as calls come in from marketing. The comparibls tool needs tuning by removing dis-similar and old sales. They could do a better job matching same size, age, beds, <6 mo sales in the comp tool but at least it gives a list of area sales too plus last MLS listing's pictures (valuable).

As far as pulling lists, yes PS has the most data types (liens, mortgage amount, equity) vs anyone else but its an ugly trueth in the data market place.  There is a bunch of noise in the data and not due to PS but the data sources have the noise.  Which means every source has same or similar noise, stale data, wrong data.  PS is as good as anyone at cleaning their data.  They have several FB groups for helps. 

PS has a pretty easy to use filter tool and a way to save your filter so you can pull new lists with the same criterial easily.   For an up-sell they have a feature where you can get notified of any new matches...   Its confusing because the base level product will email new matches of saved searches when you say yes to new match alerts.  I forgot the useful feature of the up sell feature but for some I think I thought the expense is useful (??).  

Get the mobile PS app, its pretty good!

There is no perfect data source maybe short of the uber expensive Lexus-Nexus that attorneys use that is direct to the credit bearus.
