At what stage of depreciation are the key, structural elements of the house?

I am in the stage of finalizing the plans before sending over to the city.I am contemplating either a 1Bed1Bath with patio vs 2Bed1Bath with no patio extension.

Since the property is in some stage of foreclosure, make sure your state does not impose restrictions on "equity skimming" as to properties in foreclosure and, if it does, make sure you comply with those requirements in your dealings with the seller.  

I’m planning on buying and holding a duplex within the next year.Does anybody have any pieces of advice of things I can do now, in the preparation stage, to prepare for buying a duplex and being a landlord?

I've extensively looked into tiny homes for many years and had plans to build a tiny home community but it's my opinion that it's a novelty at this stage until zoning and costs come down.
