The GC is ultimately 100% responsible for what happens during the job. 

Ultimate goal is to get 20-25% of credit line on a per project base, or 15% of annual gross income.

Ultimately the final decision is yours, however it is very important to be as educated as possible.

@Mindy Jensen the LLC question comes up so often, that it should have its own dedicated forum category "Should I get an LLC" or a sticky "Ultimate LLC Thread".

Unless the seller provides a fully amortized loan, the ultimate goal is to bring the property and the borrower to conventional standards, that also applies to any future buyer.
