New to borrowing money. We currently are on a crunch to prepare for our upcoming projects, let's call it 110k, with another 100k in immediate (within the next 2 months, we can get 1 more set). So that's a small 210k project.  We project to get another cycle of say 500k on the last quarter/Q1 next year if all goes well,, and after that cycle (maybe 1st/2nd Q of next year), maybe double. I've been poking around looking for creative lenders since my industry is government construction and it involves surety bonds -- most lenders wont touch construction, and most of those who do, don't want to touch surety bonded projects--, most of them want to either go SBA, invoice factoring, or merchant cash advance. As far as deposits go, let's say about 50-90k was recorded deposit on the last 6 months. Ultimate goal is to get 20-25% of credit line on a per project base, or 15% of annual gross income. I know there is a solution in between SBA and merchant cash advance, and we could afford the fees average at 10% out the door in 3-4 months (preferably interest only until maturity) is doable (well, we did it with Kabbage.com at ~13% in 6 months). Most loans I have encountered are tied in to personal guarantee with a great source of income, not sure why it is such a big deal when company income is much more reliable than personal.  I spent this past 2 weeks applying for online lenders, and I've had millions (well, maybe a hundred) of phone calls from cash advance merchants that waste time and phone battery, and I'm pretty sure they will not stop calling me for at least 6 months.

Sorry for the long post but here is my question to the people who is in the financing world), what type of financing can we acquire when looking for short term fix based on bank statements? Is there such a thing? If not, what is the closest to it?
