Good numbers can be achieved with rentals.

I’m sure if you contact a local inspection company and let them know what you are trying to achieve, they could come up with a plan of a scaled down version of the normal inspection  

I absolutely love having a master key though, it is a huge hassle messing with the janitor style key rings that most PMs/landlords have.

My vision would be to have loft style apartments in the 2nd floor (it already is laid out like it used to be an old apartment) and have a main business on the first floor) Or even a venue that people can rent out as well.

I just made up the numbers in the example - the question is less about the worthiness of the investment and more the mechanics of achieving the ownership split.

I was a golf caddy from 8th grade through high school graduation, and I achieved a full ride because of it (called the Chick Evans Scholarship, paid for by the Western Golf Association if anyone out there has heard of it.)In college I worked in a sorority kitchen in between classes for free meals and an hourly wage.

I believe that if I am diligent all of these investments will help me achieve bigger things in life than I can currently imagine.
