If the seller has a house that needs repairs (so it will not pass a retail inspection) and no money to make those repairs, they are more likely to consider the option of selling for cash to an investor.In your marketing, stress these 3 points in your messaging:1) FAST2) CASH3) AS-ISThere are many words you might use to say those things, but those 3 points are what gets the right people to connect with you and see if you can solve their problem.Hope that helps.

Investing in low income areas (where properties are super cheap) can be very profitable, but you will work a lot harder, and deal with more stress, and the deal will never be quite as good as it looked on paper.

And what you can and can't filter from each lead source inclluding find motivated sellers now, which I've got a life time sub to, listsource and others.Tersely a direct marketing lead must:- target high stress for the seller.- stress includes divorce, late taxes, landlord is evicting (again), code enforcement, vacantHow must stress is needed to turn an address you mail into a deal?
