For cabinets, Cabinet Outlet on 10th and Reno seem to be very reasonable, and the builders supply next door.  

California grows quickly while some areas of North Carolina and Indiana are very steady... even during downturns.

You have Ohio Revised Code working against you anywhere in the state and you have all the water supplied by the Cleveland Division of Water who supplies water to almost every city in the greater Cleveland area.

In Madison, WI the low inventory has pushed prices up a lot all over though, so people do seem to be making decent spreads on lower end flips (getting sale prices higher than I would have thought in the current market, but that could also get a bit more even on supply/demand at some point, maybe spurred some by rising rates and lessen some of those returns).
