Is it worth buying near the top of the market?

Interested in getting opinions:

So it seems a lot of commentators are saying the multifamily market maybe starting to top out. Even in growth states like Florida, Texas and Las Vegas is it worth entering now as most deals have already had value added to them? Also with cap rates at 6-7% when you factor in the  mortgage interest is it worth it?

If the market turns, it will likely only affect the nominal value of your property. If you plan on holding it in perpetuity then It doesn't matter if the value of the asset goes up or down in the short term.
