With 8 SFRs, if they are spread out, you might have one or two submarkets turn on you, but it is unlikely all 8 will.As Adam noted, if you go very large, you become a business owner and will be relying on employees to operate.  

In general, no but it depends on the spread, ie how much better your rate is with points vs without.

Or should we search for a cash flow positive property and spread out the new cash on hand?

I was torn between 'learning myself' and just spreading the wealth - I think I'll run with your suggestion and my gut feeling and pull him in the mix.
