I am looking into buying my first CRE property

Would anyone help me with an analysis here? I only really fully understand multifamily and single family, so I need help with how these appreciate. The broker stated that since supply and demand will remain relatively stable, this should hold value well. He is projecting the 7 year sales price cap rate to be 5.88%, is this fair? The acquisition cap rate is at 6.5%.
